There are two different basic types of policies –an owner's policy and a loan policy. The owner's policy is your policy of protection against loss if there a problems –even a “hidden hazard” – that results in a claim against property ownership. Charges vary in different sections of the country, but Pennsylvania is a fixed rate state and the cost of title insurance (including the search, examination and related services) amounts to about one percent or less of the cost of the property. And unlike other insurance premiums, which must be paid annually, a title insurance premium is paid each time a property is purchased or refinanced.
